We go through three distinct phases of home needs and curious if it makes sense to break into 3 separate units versus one throughout.

Three phases: Before you have a family, you have a family, kids have flown the coop.

Pros:

Don’t have more house than you need, potentially saving you money.

Could have lower mortgage but pay as if you did buy that bigger house. Pay the equity down faster, get off PMI faster, etc.

Cons:

Loan origination fees

Interest rate risk

Appreciation will be lower
